What Types of Property Finance do you offer?
Albatross Lending Group specialises in bespoke property finance solutions designed for non-standard and complex scenarios. We provide:

Who is eligible for a Bridging Finance?
Our bridging loans are available to individuals, limited companies, and SPVs. We work with experienced developers, investors, and business owners — as well as those with complex backgrounds or structures. Credit history, property type, or location are not automatic barriers; each case is assessed on its own merits.
What are your typical Loan Sizes, LTVs and Terms for Property Finance?
We typically lend between £250,000 and £10 million, though we consider smaller or larger cases where appropriate.
· LTVs: Up to 75% on open-market value.
· Terms: From 3 to 24 months for bridging and refurbishment, and up to 3 years for commercial loans. Each facility is priced individually based on risk, structure, and exit strategy.
How quickly can you complete a Bridging Loan?
We can complete in as little as 5–7 working days when required. Speed depends on the complexity of the security and legal process, but our Principal-led structure allows us to move faster than most lenders – with direct decision-makers involved from the outset.
How quickly can an SME receive indicative terms and access funding?
Indicative terms can usually be provided within 24 – 48 hours of receiving key financials and context. Once terms are agreed, drawdown can take place within 7 – 10 working days, subject to due diligence.
What are your typical Loan Sizes, Pricing and Terms for SME Finance?
We provide working capital, asset-backed, and growth funding from £100,000 to £2 million.
- Terms: Typically 6 months to 3 years.
- Pricing: Tailored to the business profile and security offered — structured to balance flexibility and affordability.
How are fees and early repayment handled on SME facilities?
Our fee structures are transparent and agreed upfront. We typically charge an arrangement fee and may apply an exit or early repayment adjustment depending on the term and pricing model. Where possible, we design facilities to encourage flexibility, not penalise success.

We don’t rely on rigid credit scoring or tick-box underwriting. Every Albatross facility is shaped by real-world understanding of the business, its cashflow, and its ambitions. Indicative approval can often be provided within 48 hours. For urgent requirements, same-day decisions are possible once sufficient information is received.
